I would not recommend leasing an apartment from Rosemont Peachtree Corners. My sister and I moved in July of 2024 and have been dealing with continuous issues with the unit we are leasing. From maintenance issues to infestation of roaches and the list goes on. Complaining to the leasing office will be a waste of time and energy and all you will get is unresolved excuses. We have been reaching out with photo and video proof of all the issues through email. From a giant hole in the wall that maintenance caused doing a repair on the furnace and never fixed it. To a toilet that has been continuously breaking and not fully repaired. To the uncontrollable infestation of roaches in the unit. I mean, the list goes on. The overall cleanliness of the building itself is disgusting. Trash being left out for days at a time. Causing spills and odors which we pay $30 a month for in valet trash. When work orders are put in for maintenance to fulfill, the orders are closed out, and the issues are never fulfilled. I personally am just very disappointed in the complex overall especially when it’s advertised as luxury living because there isn’t anything luxury about it. I will also be at attaching photos to this review as proof of what we have been going through. Back to correspond as of July 15th when this review was posted “the owner” responded to contact office manager to resolve the issues from my original review. The manager was contacted on July 16th it is now July 17th still have not heard anything. Took off work early to go and address why no one has responded to anything and was met by Ingrid at the front desk visibly upset about everything going on and was met with no form of sympathy or empathy about the situation was told to calm down and just given a number and email to contact corporate. ROSEMONT PEACHTREE CORNERS YOU ARE DISGUSTING AND I WILL DO EVERYTHING IN MY POWER TO GET FAR THE HELL AWAY FROM THIS DUMP!! PLEASE DO NOT MOVE HERE ITS HORRIBLE!! The last 3 photos are from July 16th to this morning July 18th at 4am but yet Ingird says to calm my voice down when expressing my frustration oh please!!!

Honestly I’ve been living here for almost 2 years. The apartment has its pros but mostly cons. They come with all these “fees” which i think are absolutely ridiculous when you consider the fact that maintenance never comes on time and rarely fixes the issue, the front office team acts as if they don’t understand anything, constant complaints about things needing to be fixed, the HUGE potholes that aren’t fixed, and etc. We pay this trash fee yet they pick and choose when they want to pick it up. The bugs tend to come if they don’t spray soon, yet we pay a fee for extermination. The first apartment i had over here molded and had a leak and ruined so much of my clothes and property. It was ongoing for 9 months with multiple requests put in, they didn’t fix it until I threatened to call code enforcement and the health department. Honestly all the extra fees they add to your rent is pure BS, when yall just paint over water spots and temporarily fix issues. Also get this, when your lease is up and you want to change apartments … you have to pay a TRANSFER fee. They also NEVER answer the phone in the front. You can tell these apartments are honestly just money hungry without wanting to actually tend to their tenants, but will do so if you threaten to take it higher up after so many complaints . They also need better front desk people because they either act very dense and or constantly just speak and circles. They need to cut down fees due to them they’re barely tending to the needs of tenants. Like seriously why are we getting a pickleball court before we get these potholes fixed? UPDATE DEC 2025 I have lived at Rosemont Peachtree Corners for almost three years, and this will absolutely be my last year here. Over the course of renting three different apartments from this property, the experience has steadily worsened and has been marked by neglect, unsafe living conditions, and management only taking action when pressured. Our first apartment flooded due to a water tank failure, which caused widespread mold and ruined personal property. Despite the seriousness of this situation, management delayed action for months. It took over six months to be moved, and that only happened after we threatened to contact Code Enforcement. We are now in our third apartment with this property, and it is by far the worst unit we have lived in. We were rushed into this apartment despite obvious issues, including mold concerns, bugs at times, improper piping connected to the hot water tank, and recurring maintenance failures. The porch is rotted, cracked, and structurally unsafe, yet it remains unfixed despite repeated reports. The hot water tank shuts off regularly, an issue we have raised almost every month. After Code Enforcement became involved due to these unresolved safety and habitability issues, management suddenly sent an eviction notice, even though we had already communicated that payment would be made. The timing strongly suggests retaliation for holding them accountable. Communication with the leasing office is consistently unprofessional and dismissive. Calls frequently go to voicemail, and when contact is made, staff interrupt, rush conversations, or deflect from serious concerns. Instead of prioritizing safety and repairs, management appears focused primarily on collecting money. What makes this even more disappointing is that I have lived in much cheaper apartments in Memphis that were better maintained, safer, and more responsive than these so-called “luxury” apartments. Paying higher rent here has not meant higher standards—only more frustration. After nearly three years of stress and unresolved issues, I strongly advise prospective tenants to look elsewhere. No one should have to fight this hard for basic habitability, especially in a property that markets itself as luxury.

I have lived at this property since September 2022. After the first year, when the leasing team changed, I noticed a significant decline in overall management and living conditions. I was placed in a terrace-level unit, and within the first month, serious issues began to arise. It became clear that while the apartment appeared visually updated, many components were not durable or properly maintained. My heating unit repeatedly malfunctioned, and I strongly believe it may have been leaking carbon monoxide, which I feel negatively impacted my health and well-being over time. In addition, I lived beneath a disruptive tenant who regularly stomped, partied late into the night, and created an ongoing disturbance. After I filed a formal complaint, this tenant began retaliating by bringing groups of people to intimidate me and filing false police reports after I confronted her behavior. I provided video evidence and proper documentation to the leasing office regarding these incidents. These issues began in March 2024. Despite repeated reports and documentation, I was not offered a unit transfer until October 2025, and the transfer was not completed until January 2026. The transfer process was poorly handled, with multiple communication failures. I was even charged rent twice during the transfer process, which was only resolved after I escalated the issue to Titan Corp. While my current unit is an improvement, I am now noticing a minor bug issue. Additionally, interactions with the leasing office staff have often been dismissive and condescending. It frequently feels as though staff are rushing to end conversations rather than addressing resident concerns professionally. Although the property has potential and has begun making some improvements, the buildings themselves clearly need more extensive renovation and management reform. Based on my experience, I would not recommend leasing at this property until significant, consistent improvements are made.

Day 60 of not having a mailbox. You’d think the amount of rent and “amenities “ they charge for you’d get a mailbox. They state they custom ordered mailboxes to replace the ones that were all broken open. Still has been a little over 2 months of no mailbox. Having to drive to post office only one day a week to get mail is a pain. On top of all the other issues, it’s definitely over priced for not having BASIC needs. Post office even says “the apartment complex needs to get that fixed legally”. Well here we are LOL, two starts only because some of the maintenance guys are quick and friendly.

Horrible. I was given a dirty unit. The hardwood was coming up. There was a hole in the kitchen floor from when I guess they put the stove in? There was no light at all in the bedroom that was meant to be my 15 month olds. The neighborhood stinks & is full of potholes & lazy tenants. I was in 3923 & the person above us constantly allowed their belongings to fall off the rail & down the stairs. They would literally just leave them there & never collect them. These are grown adults. None of the appliances worked. The dishwasher never worked, the tub clogged immediately. I had to call maintenance for the hot water heater upon moving in bc it didn’t work at all. No ceiling fans at all. Gunshots at night, valet trash is always late if they do come, there’s no second lock on the front doors so it never feels safe - do NOT move here. Dirty, unsafe, neighbors with 0 character, no one cares. I’m so thankful I broke my lease & moved us to a cleaner & much safer property.
