What Parents Say
Reviews are highly polarized. Positive reviewers praise the friendly and helpful office staff, particularly Debbie and Shana Johnson, and describe a welcoming community atmosphere. Negative reviewers report significant maintenance issues, unresponsive management, uncontrolled animals on premises, and increasing lot rent fees that exceed mortgage payments.
I don't like the fact that the lot rent keeps increasing every year. The lady, Shana, who helped us get the home told a lie and said the lot rent does not increase. Make sure you read the fine print and understand that if it says possible or based on... Just know that it increases. I've gotten an increase letter every year I've been here. They advertise why keep renting but yet rent the lot higher than the mortgage payment year after year. To me, it's just taking advantage of the system and right now there is no consumer law available to keep this from happening to residents year after year. There is no reason why you have to pay over $10,000 in lot fees every year. That cost is more than what most homeowners pay for their yearly property taxes. Please don't tell us the call the relations phone line. We've done that and nothing has changed.
I moved here last year and they had one home available. The main office was friendly and warm and was very understanding and helpful when it came to placing us in our new home. They worked with us and I really felt positive about living here. I hung out in the office while doing paperwork and was able to meet some of the residents. That was reassuring seeing as how they were nice people. It is a community of families and working people.
It was a terrible experience trying to rent a unit from these people. We got approved and set a move in date for next Friday (July 31.?) That following Wednesday I followed up with Shana about the unit, provided I had the power turned on in my name, she told me they sold the unit we were suppose to rent. All our stuff was packed and ready to leave our lease was up. Shana completely disregarded our agreement, even if sales come first you don't rent property to people KNOWING you have potential buyers, let alone give us all the info, including a welcome letter. Shana believed that she could replace what we'd already agreed on. The unit she recommended was even worse, not to mention it was a unit offered to us previously. After telling us she spent hours looking and invested a lot of her time finding us a new home in time. Honestly the rug was swept under us, and Shana did not care nor did her manager Deborah I believe her name was. These people want your money. This is their job. Be careful people cause honestly if we didn't have people helping us, we would have been living out on the streets or in motels because of this happening. I've lived around here most of my life. I would NOT recommend leasing/buying from the Waverly. Not until their management has made major corrections!
We have been here 6 months and I love the place. We own our home so it's a different experience than renting, but whenever we have a question the staff is always willing to help. Debbie in the office is a very kind and understanding lady. They do everything they can to make the park a fun and safe environment for the kids. The pool has already opened once or twice, and it's all for the community.
No access to the “community” pool, office personnel never answers the office phone, when a concern or issue is brought to the community management it’s dismissed and made to be a minuscule issue, not to mention the fact that you pay exponentially to live in this “community” where the community isn’t safe. Last year there was rumored to have been home invasions, this year there is a peeping tom. When these concerns were brought to management, management said it was the homeowners responsibility to make sure their home and yard was safe. Yet residents aren’t allowed to put up barriers around their “home” to keep intruders out. I know what I signed up for as a home owner, but I thought I got a community who cared about their residents. Since my personal experiences with this “community” haven’t gone so well and have seemed to escalate to an even disrespectful level, I have and will continue to distance myself until my home is paid off. I know I shouldn’t expect the people around me to care as I do, but I expected some form of assistance from the leaders within my community to ensure the safety and security of not only my home, but the lives and homes of everyone around me. I didn’t think that was too much to ask for. I will continue to peruse safety and camaraderie from my community leaders because that’s the good-human thing to do.
