Absolutely amazing experience! From the moment I walked in, I felt welcomed and truly taken care of. The entire team went above and beyond to ensure everything was handled smoothly and professionally. You can genuinely tell they care about their tenants and take pride in what they do. I will definitely be recommending them to my friends and family! They’re also very military-friendly, which is a huge plus. I especially want to recognize Miss Diane (Property Manager) and Leah. They worked incredibly hard with me during a challenging time in my life and never gave up. With God’s grace and the support of such a dedicated team here at Azalea Ridges Apartments, I was able to secure the keys to my first home. I’m beyond grateful for their patience, professionalism, and kindness throughout the entire process.

Review for Future Residents I am writing this review to help future residents make an informed decision before signing a lease here. Everything in this review is based on my personal experience and is supported by photos taken at move-in. Before applying, please request to see the actual unit you will be living in. I was only shown a showroom apartment, which looked nothing like the unit I received. Condition of the Apartment at Move-In When I moved in, the apartment had: • Roaches and spiders present • Filthy dishwasher that I never used due to its condition • Dishwasher repeatedly backs up; maintenance has only restarted the cycle instead of correcting the problem. • Mold in the bathroom (including the toilet tank) • Poor wall and ceiling conditions • Balcony and wall damage • Knocking sounds in the walls when using faucets in both bathrooms • General uncleanliness throughout the unit Property Upkeep / Common Area •The exterior/common areas appear poorly maintained and have not been pressure washed/cleaned during my time here. Washer & Dryer Policy I owned a brand new washer and dryer when I moved in. I was told by management that I was required to rent their washer and dryer for $50 per month and was not allowed to use my own. Later, I was informed that this policy no longer exists and residents are now allowed to use their own appliances. Despite this, I was still required to continue paying the monthly rental fee. Safety and Security Concerns During my time here: • There have been multiple violent incidents in the complex within the past year • Security gates have not worked for months • The office is frequently closed during business hours with a “be right back” sign • There have been three sets of managers and three maintenance teams within one year • Communication from the office is often delayed or nonexistent • Late-night noise disturbances have occurred, including loud activity at the basketball court on school nights Noise / Quiet Hours Last night, a group of people were outside at the basketball court playing basketball and arguing loudly. The noise continued until around 12:00 a.m. (it may have gone longer, but I eventually fell asleep). I did not call the police, but this level of noise that late at night is disruptive and should be addressed through enforcement of quiet hours. Amenities The gym is advertised as an amenity but is only accessible during office hours and closes at 5:30 PM, making it unusable for most working residents. Leasing & Fees •One reason I chose this complex was a move-in promotion I was told I would receive ($1,000 off the first month’s rent). At move-in, I did not receive the full $1,000 credit and was only given about $500. I recommend getting any promotions and credits in writing before signing. •Bottom-floor units may cost more (about $20–$25/month); this wasn’t clearly disclosed upfront when I requested bottom floor Residents should be aware: • Month-to-month leasing results in a $400 increase • Additional monthly fees significantly increase the total rent beyond the base rent Final Advice to Future Residents • Ask to see the exact unit you will live in before applying • Document everything at move-in with photos This review is meant to be informative. I am sharing my experience so others can be aware and make an informed decision.

BEWARE!!! I moved into the complex 5 years ago when it was under a different management company. It started off great. Gate worked, pool was open, gym was open, trash was picked up on time, maintenance was done timely, etc. That was for the first 2 years. Then Sharp Management bought the property and it went from 98% to zero immediately! No pool, no gym, no gate, no trash pick up, no pest control, no nothing! I had my jewelry box stolen from my bedroom, my apartment flooded twice, my neighbor smoked so much weed, it was seeping through my apartment constantly. My washer went out and had to take my clothes to the laundromat for 4 months. Maintenance changed monthly. I witnessed 2 shootings, one murder and constant vehicle break ins. I'm happy to say in my last year there, I was having my home built and thankfully I've moved on but another issue arose regarding my security deposit. I had to sue in Municipal Court for the return, I won and am still having trouble receiving it. No one from corporate would speak to me and it's been about 8 months. So beware. You may not receive your security deposit back without a judgment and even then, you're going to have trouble. Do not move here!!!

I moved here about a month ago. Although my move in wasn’t as smooth, I had a few concerns that had me looking side ways. After speaking to Diane in the front office she made sure that everything was going to be OK. She did Just that! After giving her the check off list of things that needed to be completed. Her team hopped right on it! Diane communicated with me effectively and made sure I knew what was going on and when it was going to take place. You can tell that she cares about the residents and making sure the apartments are kept up to par. The complex/apartments are very nice. The showroom that you see online is exactly how the apartments look’s but a little bigger. I love the fact that there’s a playground area and a pool for my kids to enjoy themselves. There are several stores in the area and is close to the expressway. Most of all it is really QUIET. The only thing that concerns me is that the entrance Gate isn’t working at the moment. That was one of the reasons why I fell in love with these apartments, is because it is a gated community. Other than that no complaints, Very nice place to live. Thank you, Diane for being so welcoming to me and my children ❤️

I called to look at an available 3 bedroom apartment, however it wasn't ready. The individual said she'd call back to schedule a better time and that's been two weeks ago. It definitely sends a red flag.
